Smyrna has more people than Kennesaw, 55,663 at the 2020 Census, and it is about twelve miles south-southeast of our office in a straight line. It is also known as the Jonquil City, because the jonquil is the city's official symbol. Market Village, the downtown that the city rebuilt in 1991, is where many people start when they give directions. Water damage here comes in two flavors: older single-family houses and shared-wall townhomes and condos.

Townhome water leak cleanup in Smyrna when your neighbor's leak is yours
In a townhome, the walls and floors are shared, and water crosses them. A leak in the unit next door can come through the wall, a ceiling stain or the floor of the unit below. The first job is finding the source and getting it shut off. Then each unit has to be dried. Insurance for shared-wall damage often involves your policy, your neighbor's, and the HOA's master policy, depending on where the damage sits. We take photos and moisture readings for each unit so the claim has clear records.
| Where the damage is | Who usually deals with it first | What we record |
|---|---|---|
| Inside your unit, from your own pipe | You and your insurer | Source, moisture readings, photos |
| Inside your unit, from the unit above | You, the owner above, and the HOA | Where the water came in, readings by room |
| In shared walls or common areas | HOA or property manager | Readings in the shared wall, equipment placed |
Your HOA documents and policy decide who pays. We do not.
Condo water damage near the Battery
Newer condos and mid-rise buildings around the Battery and the Cumberland area have long vertical plumbing runs and shared risers. A leak on a high floor can run down several units before anyone notices. The property manager shuts off the riser and we dry the affected units. Because a single break can touch many owners, records matter even more: dated photos, readings per unit, and equipment logs. See commercial water damage restoration for larger buildings.
Smyrna next to the other Cobb places we serve
Population at the 2020 Census. A large, dense city has more shared walls, more rentals and more buildings per street, and that is what turns one leak into several claims.

Flooded basement in Smyrna, older houses and newer problems
Smyrna was settled in 1832 and grew after the Western and Atlantic Railroad arrived in 1842. It grew again after World War II, when Lockheed reopened the Bell Bomber plant in 1951. Houses built in the decades after are a common part of the city's older single-family stock. If your house is one of them, the issues we see are the same ones we see anywhere in Cobb County with houses of that age: old supply lines, crawlspaces that get wet, finished basements that were never fully waterproofed, and drains that back up in heavy rain. We do not assign a house type to the town. We look at your house.
Water damage in Smyrna, GA, battle dates and what is under the ground
Smyrna was the site of fighting on July 4, 1864, at Smyrna Camp Ground and Ruff's Mill. Sherman's troops burned the covered bridge built in 1849, which was rebuilt and is still in use as the Concord Covered Bridge. A town with that history has had a long time to build and rebuild. Older utility lines, old fill and old foundations are not unusual. When we open a wall or a floor in an older Smyrna house, we are careful about what we find.
Getting to Smyrna
We drive south from Kennesaw on I-75, which also takes us to the Cumberland and Battery area, or use US 41. We work around Market Village, Jonquil Park, along the Silver Comet Trail corridor near the city's east side, and in the neighborhoods in between. Traffic on I-75 and I-285 is the biggest variable, so we give you an arrival window when you call.
Heavy rain and creek-side lots
Like everywhere in Cobb County, the lots that sit low or back up to a creek see the most flooding in a storm. We did not find published gauge records for the creeks in Smyrna, so we do not quote flood levels here. If your lot sits low, you probably know it. When a heavy storm comes, move belongings off basement floors, clear gutters and downspouts, and know where the main water shutoff is. See storm and flash flood cleanup for what happens if water comes in.
Renting in a Smyrna townhome or condo
If you rent a unit, your landlord or the owner of the unit is responsible for the building. You are responsible for your belongings, and renters insurance covers those if you have a policy. Tell the owner in writing as soon as you see water, take dated photos, and lift belongings off the floor. We can dry the unit when the owner or manager gives the go-ahead, and we give the owner moisture records for the insurers.
The sewer lateral in an older house
In an older house, the line from the house to the city main can have roots in it, cracks, or joints that have shifted. Backups are the sign: a gurgling toilet, a slow floor drain, water in a basement shower. A plumber can run a camera down the line and tell you what is wrong. Until it is fixed, a heavy rain can back it up again. We clean up the water side, with disinfection and removal of porous material. See sewage backup cleanup.
Water heater closets and shared risers
Many condos and townhomes put the water heater in a closet in the middle of the unit. When it fails, water runs under the closet door into the carpet and the wall behind it, and from there to the unit below. A drain pan with a pipe to a floor drain helps. So does knowing where the unit's own shutoff is. If you are not sure whether your unit has one, ask your property manager now, not during a leak.
The first hour in an HOA building
- Shut off the water to the unit if you can reach the valve.
- Call the property manager or the HOA emergency number so the building riser can be closed.
- Take photos in every affected room, including the ceiling below and the walls beside.
- Call us to extract and dry your unit, and tell us if neighbors are affected.
- Keep receipts for hotel stays or equipment you pay for.
Common water damage calls in Smyrna
Smyrna has many townhomes and condos near the Battery and Market Village, along with older ranch houses and creek-side lots. Calls from multi-unit buildings often start with a neighbor's leak, a shared riser or a water heater closet. Calls from older houses are often a sewer lateral backup, a basement that takes rain or a leak behind a wall.
In an HOA building we start by finding the source and telling the property manager. We keep records of the wet areas, because the leak and the damage may be in different units.
