Mold removal cost calculator
Last reviewed: November 2026.
Mold remediation cost per square foot
Published cost guides put professional mold remediation at about $10 to $25 per square foot. Crawlspaces and attics often cost more per square foot because crews work in tight spaces with protective gear. Typical totals quoted by one guide are $500 to $2,000 for a crawlspace and $1,000 to $4,000 for an attic, and a different guide gives a wider attic range of $1,000 to $7,000. Our calculator uses $10 to $25 per square foot, scales it by location, and sets a floor of $500.
| Location | Multiplier on the range | Why |
|---|---|---|
| Crawlspace | 0.8x to 1.3x | Tight access, but often less area |
| Attic | 0.9x to 1.3x | Heat, access, insulation removal |
| Basement | 0.9x to 1.2x | Open space, finished walls |
| Bathroom | 0.9x to 1.2x | Small area, tile and wall work |
| Inside walls | 1.0x to 1.5x | Opening and closing walls |
| HVAC or ductwork | 1.0x to 1.6x | Specialist cleaning and access |
The multipliers are our own planning assumptions. Hidden mold adds up to 30 percent for investigation. Removal of drywall, insulation or subfloor is added as a separate line. Testing is priced by the tester and not included.
Crawl space mold removal cost, attic mold cost and the cost factors
Size is only the start. Cost goes up with access, the number of materials that have to be removed, whether containment is needed, and how many rooms are affected. A small patch on a bathroom wall may only need the drywall cut out and the area cleaned. A crawlspace with growth on joists, insulation and a vapor barrier needs removal of the insulation and barrier, HEPA vacuuming and cleaning, and drying. An attic usually needs insulation removal and sometimes sheathing cleaning. Whole-house jobs can exceed $10,000 when mold has spread through several rooms and the HVAC.
Fix the moisture source first
Mold returns if the water does. A roof leak, a plumbing leak, a wet crawlspace or a bath fan that vents into the attic all have to be fixed before or alongside remediation. If the cause is not fixed or not known, the calculator warns you, because paying for removal and then having growth return is the most expensive outcome. Our structural drying work dries the structure, and a plumber, roofer or drainage contractor fixes the source.
Crawlspace encapsulation vs remediation
Remediation removes mold and dries the space. Encapsulation seals it, usually with a heavy vapor barrier on the floor and walls, sealed vents and a dehumidifier. One guide quotes encapsulation at $1,500 to $15,000. They are different jobs. After remediation, encapsulation can keep moisture from returning, but it is a separate decision and a separate contractor.
Humidity in Kennesaw summers
Georgia summers keep indoor humidity up, and crawlspaces on red clay hold moisture long after rain. A wet crawlspace in June can grow mold by July. A hygrometer in the crawlspace or attic is cheap, and readings above about 60 percent relative humidity for long stretches suggest a problem worth checking.
A worked example
A 400 square foot crawlspace with visible growth, the leak fixed, no testing and no material removal: the calculator returns $3,200 to $13,000. The low end assumes easy access and light growth, the high end assumes heavy growth and tight access. A site visit narrows it. A 15 square foot bathroom patch with drywall removal comes out at the $500 floor to about $800.
When DIY may be reasonable
EPA guidance says that mold growth under about 10 square feet on a hard surface, with the moisture fixed, can often be handled by the homeowner with gloves, a mask and a damp cleaning method. It does not apply to mold from sewage or flood water, to growth inside ductwork, or to large areas. The calculator shows a note when your inputs fit the small-patch case.
Limitations of this calculator
What this tool does not do
- It gives a planning range, not a quote. A site visit is the only way to size a mold job.
- Published guides disagree. One puts attic mold at $1,000 to $4,000 and another at $1,000 to $7,000, so any single range is approximate.
- It does not identify the type of mold. Color alone does not tell you what it is.
- It cannot see hidden growth inside walls, under floors or in ducts. Hidden or suspected mold only adds an allowance for investigation.
- It leaves out testing, fixing the moisture source, encapsulation, HVAC work and the rebuild.
- It sets a $500 floor. Very small jobs may still cost more because of the minimum crew visit.
- The location multipliers are our own planning assumptions.
- It is not health advice. If someone in the house is sick, talk to a doctor.
How to read the result
The low end assumes easy access and light growth. The high end assumes heavy growth and tight access. If the calculator warns that the moisture source is not fixed, deal with the water first.
Factors that move the number
Area
Square feet of affected material sets the base range.
Location
Crawlspaces, attics and ducts take more work per square foot.
Hidden growth
Opening walls and tracing the growth adds time.
Materials removed
Drywall, insulation and subfloor with growth are removed and priced as a separate line.
Containment
Larger jobs use sheeting and air scrubbing, which adds setup.
Rooms affected
Growth that has spread through several rooms or the HVAC raises the total sharply.
Moisture source
If the leak is not fixed, mold comes back and the money is wasted.
Testing
A third-party tester is priced separately from the removal.
Questions about mold removal cost
What does testing cost?
Testing is priced by the tester and varies by number of samples. It is separate from removal and from this calculator.
Does insurance cover mold?
Many policies cover mold that follows a covered water loss and exclude mold from long-term leaks or neglect. Read the policy.
Why is my quote higher than the calculator?
Access, hidden growth, material removal and containment can all push a real job past a planning range. A site visit is the only way to know.
Will the mold come back?
Not if the moisture is fixed and the area is dried. If the water returns, so will the mold.
