Water Damage Restoration in Fair Oaks, GA

Home » Areas » Fair Oaks

Fair Oaks is small, and it is easy to miss on a map. It is an unincorporated community, not a city, about two miles south of Marietta and roughly eight miles south-southeast of our Kennesaw office in a straight line. The 2020 Census counted 9,028 people living in about two square miles. The name comes from the mature native oaks that line its streets.

What we can and cannot say about the houses here

Public data on Fair Oaks is thin. It is a census-designated place, listed as an unincorporated place in the 1950 Census and again as a CDP from 1980, and it was built up starting in the early twentieth century. We could not find a published median year built for the CDP, so we are not going to quote one. What we can say is that the homes we see in this part of Cobb County range from older single-story houses on crawlspaces to apartments and rentals, and the problems follow the building type, not the town line.

Crawl space water removal in Fair Oaks for older, low-clearance houses

Houses on crawlspaces are the most common crawlspace calls here. Water can come from a failed supply line, a leak under a bathroom, rain through foundation vents or low ground. We pump the water out, remove wet insulation, and dry the crawlspace with dehumidifiers. Crawlspaces in older houses often have lower clearance and older piping, so the crew has to move carefully. The process is on our crawlspace water removal page.

The twelve months of freeze risk, by average coldest night

Fair Oaks does not have its own weather station. The nearest published normals are for the Atlanta airport, so this is a regional guide. Months shaded blue average a coldest night at or below freezing. Older supply lines and exposed crawlspace pipes are the ones that split.

Apartment water leak cleanup when the water comes from next door

If you rent or live in a multifamily building, the first question is where the water started. A leak from the unit above or beside you is the building owner's or the neighbor's problem to stop, but you may still need to protect your belongings and report it in writing. Tell the landlord or property manager right away, take photos and dates, and move belongings off wet floors. We can extract and dry the affected unit and give you moisture logs the landlord and insurers can use. Who pays depends on the lease and the insurance policies involved, and we do not decide that.

Ceiling leak repair for the stain below the bathroom

A ceiling stain in a two-story or multifamily building usually comes from the bathroom or laundry above. The water moves along joists before it shows up, so the stain is not above the source. We open the wet part of the ceiling, remove wet insulation and dry the cavity. The plumber fixes the pipe or the owner of the unit above does. See ceiling water damage for the full steps.

Water damage in Fair Oaks, Marietta and finding us on the map

Most people here give directions using Marietta: south of the Square, near the Cobb Parkway corridor and the Dobbins Air Reserve Base. The Fair Oaks community has its own landmarks too, such as Fair Oaks United Methodist Church and the neighborhood schools. We come from Kennesaw on I-75 or Cobb Parkway, depending on where in the community you are.

Fair Oaks census counts, 1990 to 2020

The population dipped between 2000 and 2010 and rose again to 2020. A community this size has a small number of streets, so a single bad storm or freeze reaches a lot of houses at once.

Two quirks of the neighborhood

The community's oaks are part of its identity, and they affect houses in two ways. Roots can crack old sewer lines. Large limbs come down in storms and puncture roofs, which leads to ceiling leaks. And Dobbins Air Reserve Base is close enough that flight-path rules have come up in debates over the trees. None of that changes how we dry a house, but it does tell you where to look when a sewer line backs up or a roof leaks after a storm.

Water heaters and supply lines in older houses

Older houses often have a water heater in a closet, a utility room or a crawlspace, and one that is past its age can fail with a split tank. Look for rust at the base, a damp floor around it, or a pan with water in it. Lines older than the house's last remodel can corrode at fittings. If you see green or white crust on a fitting or a stain under a valve, a plumber should look before the leak gets bigger. When the tank splits, shut off the cold water supply to it, shut off power or gas, and call.

What to put in a letter to your landlord

If you rent, write down the date you found the water, where it is, what it touched and what you did. Attach photos. Say you want the source stopped and the area dried, and ask for a reply by a specific date. Keep a copy. Send it by email and by text so there is a time stamp. If the water is still running, call the property manager's emergency line first. We can give you moisture readings and photos that back up what you wrote, but the letter is yours.

Storm limbs and roof leaks

Big oaks drop limbs in storms. A limb that punctures a roof leaves a small hole and a lot of damage inside, because the water goes into the attic first. Cover the hole with a tarp if it is safe to climb, or call a roofer for an emergency tarp. Then look at the ceiling below. If there is a stain, a bulge or a drip, relieve the bulge and call us. Wet attic insulation is heavy and holds water for a long time.

Common water damage calls in Fair Oaks

Fair Oaks has a mix of apartments and older houses, and the calls split the same way. Apartment calls are often a leak from the unit above, a bathroom ceiling stain or a water heater closet. House calls are often crawlspace water, supply lines in older houses and ceiling leaks below a bathroom.

If you rent, tell your landlord or property manager in writing and take photos of the damage. We can document the wet areas and give you records for them. Who pays is between you, the landlord and the insurers.

What raises the cost

  • More square feet of wet material
  • Dirtier water, such as gray or sewage
  • More time between the leak and the call
  • Tight access, such as a low crawlspace
  • Hardwood, finished walls and wet insulation
  • Night and weekend calls

What helps keep it down

  • Call within the first day
  • Shut off the water at the main
  • Take photos before anything moves
  • Clear a path to the wet area
  • Tell us what the water was and where it came from

These are planning ranges from published cost guides plus our own assumptions, not quotes. Repairs such as new drywall, paint and flooring are priced separately after drying, and we do that work too. For an accurate number, call us at (678) 940-0778 for a moisture check and a written scope.
